A GOOD, decent, block-sized family home with a practical layout for family living — that’s 31 Chelmsford Village.

The detached four-bed home is off Cork’s Model Farm Road, where Church Hill slopes down to Carrigrohane, so there’s a green belt airiness about the tightly-controlled location — despite its relative proximity to the city, suburban junction and Victoria Cross and Dennehy’s Cross a couple of miles away. Ballincollig’s services are a little to the west, as is access to the south ring.

Agents Savills seek offers of €475,000 for No 31, which faces a green at the back of the Chelmsford development, now matured well after several decades’ of solid standing.

There’s a front-to-back, 25 ft by 13ft living room off the hall, and across the way is a family room with solid, fuel stove. Behind is a kitchen/dining room, and off that is a bright sun-room with high ceiling and Veluxes, with utility behind. Several rooms have oak floors, with “a warm welcoming atmosphere”, says Savills’ Clare O’Sullivan.

One of its four first-floor bedrooms is en suite, all four are doubles, and while the gardens aren’t huge, they are private and well-established, with a patio and garden shed.

VERDICT: Private, and in a quiet location a short journey out from Cork city make 31 one to check out.

ARDMORE in west Waterford has a coterie of firm fans, thanks to its beaches, scenic setting, top hotel and easy access to Cork and Waterford cities.

Now, ideal for retirees, holiday home hunters and others is the well-kept and modern end terrace home 1 Dubh Carrig, in a scheme of holiday homes a few minutes’ walk from the village.

It has some sea and local Round Tower views, say agents Gleeson Property.

VERDICT: Well-kept and easy to keep, part of a popular development.

WEST CORK €325,000

THE owners of this almost-new family home worked with the slope of their 1.5 acre site — and so deceptively managed to get up to four different levels into the 2,050 sq ft modern home.

“The golden rule of architecture, to ‘work with the land’, has been well adhered to here, with the sloping site allowing for the creation of a most unusual split-level, four-bedroom family home,” says Clonakilty estate agent Henry O’Leary.

It has a lower-ground floor of over 600 sq ft, open plan with kitchen/living/dining room, there’s a more formal living room on the next half- floor, three bedrooms on the next, and a top half-floor again, with master- bedroom suite.

There’s four bedrooms in all, with three bathrooms, there’s a lots of windows sprinkled about for natural light, and at night-time, you can see the lights twinkle in Clonakilty town about three miles away to the east.

In addition to the main house, there’s a detached lofted garage, with the first floor very suitable for a home office, says Mr O’Leary, while the site size makes it pretty perfect for a lively family’s needs.

VERDICT: Space, location, and a layout a bit different from the norm make this Westend home one to view.

EVEN though the Victorian house St Mary’s near UCC in Cork has been an investment property of late, there’s not a lot needed to bring it back to private family use again.

It hasn’t been carved up and “bedsitted”, and has kept original features too, like its sash windows, three old fireplaces, picture rails and terrazzo floors through the porch step, hall and kitchen.

And, there’s plenty of space to play around with here, as St Mary’s on Connaught Avenue is three storeys tall.

The one intervention made was to adapt the back of the ground floor as a self-contained two-bed apartment, with sitting room, kitchenette and shower room.

There’s separate rear access and a paved yard to the back.

Meanwhile, the rest of the house has a living room to the front, a kitchen, and two bedrooms apiece on each of the next two floors, with a bathroom on the stair return annexe.

VERDICT: Even though the house hasn’t been interfered with, it still needs some upgrading.

Ardmore, Waterford €295,000

A FULL-time home for the last 12 years, the west Waterford bungalow St Declan’s, at Newline in Ardmore, is perfectly pitched for views: the vista includes Ardmore Bay, Ballyquin, up to three counties on a clear day, and the Comeragh and Knockmealdown mountains.

And, the 1,200sq ft home (with full planning in place for a dormer conversion) is looking pretty good too, with three bedrooms, one en suite, and an annex used as a studio, but capable of easily being turned into a one-bed guest apartment.

Selling agent Brian Gleeson seeks offers of around €295,000 for the property on a two-thirds of an acre landscaped site.

It’s comfortable, with character, there are sea views appropriately from a bay window seat, and the garden gets great sun, Mr Gleeson adds,

VERDICT: St Declan’s gets the best of Ardmore’s scenery.

Grange, Clonmel €305,000

A spiral staircase in the hallway leads up to a huge timber floored living room with a floor-to-ceiling stone fireplace. A second set of stairs leads up to bedroom number three, a large laminate floored room with Velux windows.

The house has lawned gardens, with a patio at the rear and a graveled area at the side with a circular patio. There is also a timber garage.

Located within a few kilometres from the villages of Grange and Newcastle, the house is also near Knocklofty Hotel.

VERDICT: Perfect for a Clonmel buyer who wants to move to the country for views and space.
