BALLINURE, Tipperary

€470,000

Sq m: 160 (1,750 sq ft)

Bedrooms: 4

BER rating: Exempt

Broadband: Yes

THE Dublin-Cork M8 Motorway is a very recent arrival near the heritage village of Ballinure — a south Tipperary setting graced by elegant, old estate dwellings.

One of the older houses, prominent and proud at the pretty village crossroads, is this late 18th century Georgian farmhouse, described as a bit of a landmark by its selling agents Ennis Gough, who are based in Waterford.

They seek offers of €470,000 for the four bed home with its feature hipped slate roof and double fronted façade.

The current owner did major improvements over the past five years, including roofing, plumbing (there’s a good share of bathrooms) and the decor is appropriately elegant.

Apart from the 1,750 sq ft main dwelling there’s a sheltered garden and courtyard behind, with four outhouses with clear extra conversion potential for studios, gym or playrooms or even self-contained holiday accommodation, suggest the agents Ennis Gough.

VERDICT: This is a slice of history, in a village that appreciates its buildings, and even though the original farm buildings and barns aren’t included, there’s plenty of outbuildings in the courtyard by a small lawn. It’s country living, in the middle of a Tipperary village, with easy access to the M8.

Frankfield, Cork

€345,000

Sq m: 140 (1,500 sq ft)

Bedrooms: 4

BER rating: Pending

GREAT space, and great interiors, set No 208, Curragh Woods in Cork’s well-serviced Frankfield, Douglas suburb apart from its neighbours. Oh, and its gardens are pristine too, all set up for child-friendly play.

This four-bed semi-d has a side wing extension, which brings its floor area up to 1,500 sq ft, but that doesn’t include the attic conversion at all, so there’s extra room here to play around with too, for a family that’s growing.

That attic room is bright, with roof windows, and access to lots of eaves storage

Selling agent Jeremy Murphy stresses the quality of space on offer for any family moving in, as there are two reception rooms (the front has a huge fireplace, and rooms have coved ceilings), play room, good kitchen/diner, four first floor bedrooms (one en suite), and that large attic room, pretty in girly pink.

The back garden, with safe play area and mixed surfaces plus a long run of decking leading to a garden shed, is a child’s delight. The front, meanwhile, has off-street parking and gravel beds, with perimeter landscaping

VERDICT: The owners here show just how to present a property to market, it shows very well. Plenty of space for the money being sought, and a walk-in job, in a good area near the south ring road.

Bishopstown, Cork

€395,000

Sq m: 140 (1,500 sq ft)

GOOD solid house, good solid area — attributes which makes 33 Firgrove Drive a smart property punt.

Extended substantially and with a great, south-facing back garden, (and with loads of parking at the front), the property is ideal for a family, says Kate Kearney of DNG Kevin Condon.

“It’s a beautiful house with big long living room — which could hold 100 people — and a fine kitchen, separate lounge and the option of a downstairs bedroom in the living room.”

Located in the centre of Bishopstown, it’s a walk to the local institutions and a number of shopping centres and has easy access to the south ring road.

The property is also suitable as an investment option, says Kearney, thanks to the number of bedrooms and location close to UCC, CIT and CUH.

Living space includes a decent lounge, family room, (which could be a study or fifth bedroom, living room, and kitchen-dining room with a range of units. Ancillary rooms include a utility and guest bathroom.

Upstairs, there are two double and two single rooms, all with built-in wardrobes, and a main bathroom with separate WC.

VERDICT: Wonderful back garden with deck, patio area and a perfect aspect.

Frankfield, Cork

€675,000

Sq m: 261 (2,800 sq ft)

Bedrooms: 5/6

BER rating: Pending

MORE or less like its neighbours in basic style, only far larger and one of just four in a group rather than deeper into the large Parkgate estate in Cork’s Frankfield, is No 4 The Village.

This niche, and gated, cluster of big detached houses outside Douglas had values and asking prices up into the €1 million-plus category shortly after they were built.

Now, No 4 with its 2,800 sq ft of space is being re-marketed by auctioneer John Paul Sheehan of Lisney with a €675,000 asking price.

A bright, double-fronted house, it gets its extra floor area by dint of a third, attic level of accommodation, home to two en suite bedrooms.

The enclave of four homes, built by the one builder, has a communal front landscape feature, and No 4 has a south-facing landscaped back garden.

Inside, space includes two reception rooms, up-market kitchen and dining room, utility, guest WC, and main bathroom, with an option for five or six bedrooms.

Agent John Paul Sheehan of Lisneys expects renewed interest at the €675,000 asking price.

VERDICT: There’s about €400,000 taken off the 2007 valuation on this house, which comes with high electrical specification and comfort level.

Lima Lawn, Cork

€349,500

Sq m: 130 (1,400 sq ft)

Bedrooms: 4

BER rating: C3

Broadband: Yes

IT’S an ill wind. The underpinning required at this detached house off Cork’s Magazine Road led to a full retrofit along with remediation.

The result is a warmer than average house, and an almost show-house finish.

Knockaverry, No 35 Lima Lawn comes with new flooring, new bathrooms and a new kitchen as well as new gas boiler, new footpaths and a fresh lick of paint all round. It’s a rare detached house in a mature location bounding Glasheen National School and is not overlooked.

The ground floor has a living room, dining room and eat-in kitchen with shower room, WC and utility at one end, while overhead, there are four bedrooms a main bathroom and second WC.

The gardens are lovely and provide the right setting for the house which is neat as a new pin.

Plus, there’s parking for two cars in the driveway — a great benefit in this busy university quarter.

Selling agent is Jarlath Boyd, Timothy Sullivan and Associates.

VERDICT: A solid, mature four-bed that’s a move-in proposition with mature gardens in a great location.
