Catch the rising tide...
There, near the brow is Cherryfield, a modest enough property on first glance, but one that grows with further investigation.
Approached by a dropping driveway that lands at the gable end, the main house here is a simple bungalow with a large, wraparound deck.
And that’s the nub, really, the house’s position and aspect: it faces full south across Cork harbour to Whitegate and Aghada and has water frontage along its length.
In fact, Cherryfield has its own little beach and while ownership rests with the State up to the high tide mark, there’s only one way in without a boat — and that’s through the garden.
Mind you, there is no access point installed as yet, but a flight of wooden steps would offer that element common to all exclusive properties, private shore frontage.
And, along with its other attributes, it’s why estate agent Dominic Daly is looking for offers in the region of €600,000 for this Glenmore, Cobh home.
A lifestyle buy, it not only comes with room for a pony, but has stabling for at least three, with stores and tack room to boot and 1.5 acres of good grass.
The land slopes gently to the shoreline, which has a benign aspect and sheltered location.
Set under the hill, Cherryfield is a 1970s four bed bungalow with a large sunroom extension along the southern side. This is a room in its own right, with access to a spacious raised deck overlooking the water.
Inside, it opens into a TV/ living room, with sliding doors for winter cosiness and then into the dining room behind, which also faces west. This in turn connects to the kitchen, which has been completely refitted and includes maple units, granite worktop and integrated appliances. The surprise here is the utility, which is a separate space in the back yard and which could convert to a handy home office, if required. Right now, it’s a well-fitted laundry room.
On the eastern end of the house there are four bedrooms, with two facing full south. Windows on the southern side are tinted to prevent fading, but the passive solar gain makes for warm, bright rooms.
Surprisingly, the vendors removed the suite from the master bedroom and instead created a much larger bathroom, which is now a showpiece in terms of size and quality of fittings.
The house is simple, but in very good condition and is a move-in proposition. Likewise, the stable block is top class and there’s a floodlit arena with post and rail fencing. So it’s ideal for a family with horses, or boats and it also has a licensed mooring.
The main strand at Ballymore is a mere stroll away. Cobh is a five minute drive and the city is 30 at a moderate pace. All in all, this Glenmore property is a one-off.
