Kinsale cottage has large site with potential
Well it is — according to Don Brennan of Sherry FitzGerald Brennan Busteed — and he’s selling it as is, including two acres of Kinsale real estate.
In fact, it has a bit more than that, it also comes with a ruin and the cottage, so has potential for two detached properties.
Which, when you consider site values in Kinsale, is a fair enough valuation, he says.
The land has 190 metres of road frontage and, best of all, wonderful views over the Bandon estuary and harbour from its elevated site. You get there by driving through Kinsale, crossing over the bridge and turning right towards the Dock pub, (also for sale through DTZ Sherry FitzGerald), take a right, drive up the hill and there’s the cottage, surrounded by green fields, but less than half a mile from the harbour town.
The cottage may have to stay, depending on council planners, but as the town is the epicentre of doer-uppers, it could become a spectacular residence.
Right now, it’s in good condition and comes with two bedrooms, a shower room, living room and kitchen.
And, Don Brennan is selling the property as is, that’s not subject to planning, so buyers will have to take a punt, which means an early consultation with the planners would be a good idea.
The ruin on the land is usually taken as grounds for a replacement dwelling, but that’s not cast in stone. However, a well planned case, some deep pockets and this re-sale/site could be well worth the extra work.
It is Kinsale, after all.
