While amphibian vehicles might be required to bring home the shopping, the sheer rustic charm of the property is sure to bring the viewers in, even if it is by currach or coracle.

A property this old, (the main house is certainly Georgian) is most unusual in such a built-up location, and while it has access to the city via the N11, the road is just 500 yards away, which may be a turn-off for those looking for country quietness.

However, you can’t see or hear the road from this sylvan glade, says David Bewley of Lisney, and he is expecting interest to increase before the auction on the 16th of this month.

Another attractive feature of the property is the guide price of €380,000, considering its location half a mile from Killiney beach. As this is an executors sale, the property will have to be sold, adds Mr Bewley.

Buyers will, however, have to invest substantially to bring the property up to modern standards.

On a tenth of an acre site and with a river boundary to the front and tall trees to the rear, the property is well framed and private. Heating is installed and there is off road parking on the opposite river bank.

At the moment the layout includes an entrance hallway with storage, a kitchen/breakfast room with a range of oak presses, a central island and cast iron fireplace.

The family room of 2.7m x 3.6m has a door through to the sitting room which is 4.8m x 3.6m: it comes with a cast iron fireplace. The rear hallway has a bathroom and separate, plumbed utility room.

Upstairs all three bedrooms have sheeted pine ceilings, with the disadvantage of not having a bathroom at the same level. There is room to extend subject to planning permission and the house could flourish under an imaginative hand. Mature gardens, a river boundary and a good position might outweigh the presence of the modern world close by.
