Location is the important thing

ALL RIGHT — it is something of a wreck. But look at the site! The accommodation! The area!

Location is the important thing

At the city end of the Glasheen Road, Ard Finnan will need up to 100,000 or so invested in renovations to bring it up to standard and with a guide price of 325,000 for the sale, you're getting a four-bedroomed semi in a good area for €425,000.

Not a steal but then again, add in a large, south- facing back garden, some lovely period features and a garage to the side with drive- in, and you have a solid, hugely saleable investment.

There are owner-occupiers on either side here, which would make it ideal for a family, though it's also a strong investor area being just a few minutes walk from UCC.

The main entrance hall is another room in itself, says Robert O'Keeffe, and comes with a marble fireplace and original tiles: it measures 15' by 13' and has double door access to the sitting room.

This also has a good fireplace with overmantel and measures 16' by 13'; the kitchen/diningroom is behind: a long and narrow room at 20' by 10'.

Upstairs the biggest bedroom is south-facing and is over 12' by 19' with cast iron fireplace. The two other bedrooms here also have fireplaces and even the box room is larger than its modern counterparts.

There's a main bathroom on this floor and then in the attic is another bedroom of 18' by 14' which could become a master suite, says Robert O'Keeffe. An en suite could also be created in the largest first-floor bedroom.

The garage is 18' by 14' with up and over door and at the back there's a patio area with overgrown hedges and shrubs which could easily be clipped into submission.
