Many homeowners will be in a position to splash out on brand new kitchens, bathrooms and conversions without having to borrow the cash.

Homeowners may be concerned that the spending frenzy in this area will mean both a shortage of good available skilled tradesmen and a hike in building prices.

As someone with lots of experience in this area, I wish to offer a few tips to readers who might be thinking of investing in major renovations:

1. Shop around now. Don’t leave it to the last minute to find good tradesmen. Most will be fully booked by April/May.

2. If you are looking for a good builder or tradesman, go on a recommendation from friends or neighbours.

3. When choosing someone, always try to obtain three quotes and do not choose or decide by price alone. Accepting the cheapest quote can sometimes turn into a nightmare. Remember, you get what you pay for.

4. It is very important that you feel completely comfortable with the workmen in your home. Ask lots of questions about the work to be undertaken. If you don’t understand something, ask again.

5. Remember to set yourself a budget on all the work undertaken. Do not overspend.

6. Be prepared to pay a small deposit to your tradesman to secure him. Good tradesmen cannot afford to sit around waiting for you to think about it and call him back.
