High living comes at top price

One of the largest and most expensive penthouse apartments to ever come on the Irish property market was launched in Dublin last night with a price tag of over €4.3m.

The penthouse, otherwise known as No 48 Adelaide Square, Dublin 8, is seen as the "pièce de résistance" in the 176-unit development on the site of the former Adelaide Hospital.

The 3,450 sq ft, split-level, three-bedroom property which offers panoramic views of the city is for sale at 4,325,000 or almost 1,243 per square foot.

One of the property's main attractions is a six-person hot-tub situated in the landscaped, roof garden which should provide a soothing balm against the Irish winter and lightened wallets.

Selling agents Hooke & MacDonald believe the penthouse will be of particular interest to wealthy business people or celebrities from the world of film or music.

The property, which is built by Benton Property Holdings, also boasts a separate apartment which can be used for staff accommodation and two car park spaces worth an estimated 45,000 each.

Other luxurious extras include a 100ft decked terrace and a Bultaup kitchen with marble floors, while the remainder of apartment is adorned with French Oak floors.

The Adelaide Square complex also includes a 24-hour concierge service, a state-of-the-art business centre, leisure centre and communal gardens as well as full laundry facilities.

At the lower end of the scale, prices for a one-bedroom unit in Adelaide Square begin at €340,000.

The penthouse was formally launched by Ireland and Sunderland soccer star Niall Quinn and his wife Gillian in Dublin last night.

Although the Quinns have plans to escape to a more rural setting when they eventually return to Ireland, Niall was highly enthusiastic about a property that could be taken straight out of an episode of Footballers Wives.

"This represents everything I have always imagined a penthouse to be. It amazes me that we are right in the heart of the city centre, while simultaneously being away from it all. This is the ultimate in city living," said

Ireland's record goalscorer.

The event also attracted a host of some of Dublin's well-known socialites (and potential customers) including

legal pair Gerald and Clodagh Keanok, designer Ian Galvin, businessman Des McEvaddy, publisher Michael O'Doherty and singer Naimee Coleman.
