A substantial holding in the heart of one of West Cork's most scenic parts has been attracting a good deal of attention since it appeared on the market just over two weeks ago.

The property is a 135-acre farm of mixed-quality land, which is just off the N71 about 5km north of Ballydehob and 12km south of Bantry.

The farm is available as a whole or can be sold in up to three lots, divided as follows:

  • Lot 1 (96.4 acres);
  • Lot 2 (35.8 acres);
  • Lot 3 (residence and outbuildings on 2.5 acres).

“The lands are sub-divided by a secondary public road,” says selling agent John Hodnett of Clonakilty-based auctioneers Hodnett Forde Property Services.

“The property has, therefore, excellent road frontage. The lands are of mixed quality and wouldn’t have been farmed extensively for a number of years. With some capital investment, however, it could turn out to be a nice holding.

“The land is of good quality for the most part but it would require works to be carried out.”

There are no entitlements attached to the farm — something that’s more of an advantage in the current market.

The house and outbuildings are in need of a good degree of refurbishment.

“The house is a two-storey traditional home,” Mr Hodnett says. “It stands on a south-facing elevated site and has been unoccupied for a considerable number of years. It will qualify for the Vacant Property Refurbishment Grant.”

The outbuildings include a number of stone buildings and an old-style haybarn that offer further potential, and the third lot is currently proving one of the most attractive options.

“There’s considerable interested since it was launched,” adds Mr Hodnett. “There’s interest both nationally and internationally — particularly in the house section [lot 3].

“Overall, it’s an attractive holding but the lands require reclamation and the house requires a total refurbishment.”

With such a quantity of acreage on offer and a traditional home offering in excess of 1,500sq ft, there’s no doubt this property will continue to interest at a price guide of €1m.
