€1.5m sought for 132a seaside farm

Located in the Sunny South-East, about 6km east of Kilmore, Co Wexford, and 18km from Rosslare, a unique coastal holding of 132.5 acres is new to the market with auctioneers Sherry FitzGerald Radford.
The holding enjoys plenty of road frontage and a generous stretch of sandy shoreline — itself as unique an asset as you’re likely to find with any land holding.
“This is a tremendous opportunity to acquire a substantial coastal farm,” says selling agent John Radford of Sherry FitzGerald Radford. “It’s a good holding and is primarily in grass use, with good access.”
This part of the country is strong in both the dairying and tillage sectors and this substantial parcel of land is a strong representative of the agricultural tradition of the area.
“The lands are of a sandy, loamy type of soil, and as such, they would also suit vegetable growing or potato growing,” Mr Radford says.

The farm is being presented in two lots, with a portion of the lands physically separate from the rest, but just nearby.
Lot 1 consists of the bulk of the lands — 96.7 acres in total. Lot 2 comprises the remaining 37.8 acres. This includes an array of outbuildings and stone structures.
While the location of the property would mitigate strongly against any possibility of planning permission to reconvert some of these ruins into a dwelling, their existence would point to the possibility of refurbishing them for agricultural/storage use.
There is a proviso on the lots in this case — namely that the second lot can only be sold alongside the sale of the first (that is, Lot 2 cannot be sold on its own).
“Overall, this property is unique, unique in terms of its location with prolific sea views and unparallelled vistas,” says Mr Radford
The total guide price for this truly unique seaside package is €1.5m (€11,300/acre).
