Record €1m paid at auction for 28-acre Kenmare land parcel

Last featured here on September 1, a 28-acre farm sold at auction last week for more than double its expected price, unexpectedly making a millionaire of its vendor.
The online auction took place on Wednesday, September 16, carried out by Tadhg O’Sullivan of DNG Timothy O’Sullivan, Kenmare.
The small roadside holding is at Cleady, 5km from the tourism/culinary landmark town of Kenmare on the road to Kilgarvan.
Featuring extensive road frontage and quality free-draining land, both the Roughty River and the Cleady River also formed parts of its boundary.
From the start, interest had been strong and it was the first of a two-lot auction (the second being an adjoining 0.77-acre parcel with a house thereon).
“This is one of the finest parcels of land available in a very long time,” commented Tadhg in advance of the auction.
With a strong AMV of €480,000 (€17,100/acre), few could have predicted that the closing price would exceed it by so much.
With eight or nine bidders active initially, the hammer came down on a record price of €1,004,000 (€35,800/acre).
“It was an exceptional result,” says Tadhg. “It just illustrates the level of demand for land in South Kerry – it’s very strong, particularly for good land.
“It exceeded our expectations and we’re delighted that a local farmer bought it.”
