21a Kilkenny holding fetches almost €35k/acre at auction

At the Clubhouse Hotel in Kilkenny City, an auction resulted in a record land sale that echoed an exceptional auction result in Kerry in the same week.

The roadside holding consisting of 20.7 acres of excellent quality land made an astonishing €710,000.

“That’s almost €35,000 per acre,” said auctioneer Pat Gannon afterwards.

“There was no house on it – just the lands with a few outbuildings.”

The farm buildings included a three-span haybarn with lean-to, two four-span round-roofed sheds with lean-to, a collecting yard and a cattle crush.

“There was intense interest in it from the start. The bidding commenced at €350,000 (€16,900/acre) and finished at €710,000. No adjournment for consultation.”

On the day – Thursday, September 17 – there were three bidders who fought it out on the floor, with no online bidding.

The property was at Caherlesk – approximately 20km south of Kilkenny City and close to Dunmaggin GAA Club.

Interest had been keen from the outset for this land parcel and the pre-auction AMV had been advertised at €520,00 – a very respectable €25,000/acre; a price that wasn’t out of step with prices being achieved in the area.
