Lively Adare auction sees 20ac holding sell for €855k

A lively auction took place in Adare last week on Wednesday the 22nd of July at the Woodlands House Hotel, where a 20.1-acre holding at Curraghchase, Askeaton was on offer.
Such a package in that location (convenient to Kildimo, Askeaton and Adare, and just a 20 minute drive from Limerick City) was always going to attract a wide range of interest, with its quality acreage and quality home.
The property was presented in lots – Lot 1 (residence and farmyard on 8.6 acres); Lot 2 (11.5 acres of quality pasture); Lot 3 (the entire 20.1-acre holding).
The house was a well maintained four-bedroom bungalow. The outbuildings, meanwhile, included a hay barn, lean-to shed and ancillary out-offices.
Bidding opened on Lot 1 at €450,000, before climbing to €540,000.
With Lot 2, an in-house bidder and an online bidder (via LSL Auctions) competed to bring it to €280,000 (€24,300/acre).
“No purchaser was prepared to exceed the combined total of the bids for Lots 1 and 2 in order to secure Lot 3, which comprised the entire holding,” said auctioneer Richard Ryan of GVM, Kilmallock.
After a brief recess, Lots 1 and 2 were declared on the market. The same two in-house bidders fought it out for Lot 1 with Mr. Ryan’s gavel coming down at €555,000 – sold to a local couple who intend making it their permanent home.
With Lot 2, the in-house bidder won out at a price of €300,000 (€26,000/acre) – sold to another couple from the general area.
