Quantity in today’s market matters almost as much as quality and for a 331-acre hill West Cork hill farm — new to the market with Clonakilty-based auctioneers Hodnett Forde Property Services — this idea seems to be borne out by the level of interest in it so far.

The holding is at Derryriordane, amidst the beguiling hills near such well-known spots as Gougane Barra, Inchigeelagh and Ballingeary. 

While most of the land is hilly in nature, there is some good grazing on a substantial portion of it around the house and outbuildings.

“It’s about 9km west of Inchigeelagh,” said selling agent John Hodnett. 

“It’s an executor sale and the property is laid out in one division. It comprises about 50 acres of reasonably good pasture land, with the remaining lands consisting of rough grazing.”

The overall farm is a photogenic one redolent of so many rural dramas and the main house is a large two-storey traditional farmhouse. 

It has a slate roof and PVC windows and doors throughout. Accommodation includes two reception rooms, a kitchen, bathroom and three bedrooms.

“The house hasn’t been occupied for a number of years,” says John. “However, it’s in good structural condition and it should qualify for the Vacant Property Refurbishment Grant.”

The outbuildings include a hay barn and a selection of stone outbuildings that have potential for conversion or storage use.

“The pastureland is low-lying and there’s a roadway giving access to a good portion of the hill,” says John.

“It’s well fenced on all sides and it operated in the past as an extensive sheep farm and beef enterprise.”

With over €15,000/annum in single farm payments coming with the farm and the nitrate derogation issue still having a powerful influence on large holdings such as this one, it’s no surprise that interest has been keen.

“It’s an attractive quantity of acreage and a nice farm in a quiet sheltered valley,” said John. “It’s on the market 10 days or so and is already under offer.”

The guide price is an enticing €800,000 (€2,400/acre).
