Originally part of a larger 205-acre holding (of which the 55-acre Lot 1 is currently sale agreed), a 150-acre farm between Mullinahone and Ballingarry in Co Tipperary offers a rare opportunity to purchase a substantial quantity of land in a much sought-after location in South Tipperary, close to the Kilkenny border.
“The reason for selling is that this was an investment over the years for the family that own it,” says Callan-based auctioneer Michael Barry.
“They retired a couple of years ago and have since been leasing out the farm to a local farmer who has been farming it to a very high standard. The lease is up at the end of the year so they decided it was a good time to bring the farm to the market.”
The three remaining lots all front onto the R690 and are presented as follows:
“As you’re going from Ballingarry to Mullinahone, the land is excellent, and the further towards Mullinahone you get, the more it disimproves every so slightly… it’s still good summer grazing — good grassland and good fattening land but that lower section wouldn’t really be top-class tillage land.”
Access is very good to all sections, with water and electricity connect to each lot. Lots 2 and 3 are connected by a gateway, while Lot 4 is completely separate but nearby.
“Each block has a price guide according to its level of quality,” says Mr Barry. “So we’ve guided the better quality lands around €15,000 to €16,000 per acre and we’re guiding the land farther down near Mullinahone at around €13,000 to €14,000 per acre… but we’re going to the market and it’s the market that will define what the lands are worth.
“The area is a strong one for farming, with some very progressive farmers and the lands are a credit to the people who’ve been farming it and it’s in super condition for sale.”
