On Thursday June 25 next, at the offices of PJ Quirke & Co in Clonmel, Co Tipperary, a double auction of two farms (totalling over 84 acres) is due to take place.

The executor-sale auction event features two holdings close to the village of Ballyporeen, and will be carried out jointly with Mitchelstown-based auctioneers JJ O’Brien & Son.

First on the agenda is a circa 54-acre farm at Moher, on the northwestern outskirts of Ballyporeen, with an entrance on Church Street. This property offers a complete package, featuring high-quality land, a farmyard with a range of outbuildings, and a two-storey farmhouse.

“The farmyard is exceptionally well equipped, benefitting from a dairy, slatted shed, cubicle sheds, calving pens and calf sheds, as well as silage pits and dry sheds," says joint selling agent Pat Quirke.

“The lands are easily accessible, well paddocked and accessed via a farm roadway. They enjoy valuable road frontage, enhancing operational efficiency and long-term potential.”

The farmhouse offers traditional charm in a two-storey detached home that is in excellent condition. Accommodation includes a living room, bedroom and kitchen/dining room on the ground floor. Upstairs, there are four more bedrooms and a bathroom. There is a mains water connection as well as a deep-bored well and mains electricity is also available.

The second farm consists of circa 34 acres at Dangan, just to the northwest of Ballyporeen village. This is also excellent quality land, without any outbuildings or dwelling on them. The divisions are well laid out and all in grass, similar to the other land parcel.

“The property enjoys a south-easterly aspect and is well paddocked, with both boundary and internal ditches intact. The lands are well laid out and are expected to attract considerable interest, given the continued strong demand for quality agricultural property in the region,” says Mr Quirke.

With reasonable price guides of €1,000,000 and €350,000 respectively, there should be no shortage of interested bidders on the day. Quality land in such quantity doesn’t come up too often in this part of the world.
