The house dates from the 1930s and is habitable but in need of modernisation.

Mallow-based auctioneer Liam Mullins is offering a holding that straddles the border between Cork, Tipperary and Waterford, close to the village of Araglin.

The 62.5-acre farm is a 15-minute drive from the M8, so there should be a good level of interest from a wide range of suitors at a time when all good workable land is in demand.

“It’s in a really fabulous spot,” says Mr Mullins. “There are gorgeous views from it and it’s a nice south-facing piece of land as well.”

The property comes with a house and outbuildings. The dwelling dates from the 1930s and is habitable but in need of modernisation, the selling agent says.

“It’s a typical traditional two-storey farmhouse,” says Mr Mullins. “The farmyard, then, is at the back of it.

“We can subdivide it according to the interest… we can sell the house separately on a couple of acres or we can also sell the house on 20 acres.”

There is access to the farm on two sides, making the property conducive to subdivision. And, while the farm is not presented in lots, the presence of the house will most likely generate separate interest in it.

The outbuildings, meanwhile, consist of a hay shed, a slatted shed and cattle crush, and a lofted hay shed.

“We’ve had a lot of viewings,” says Mr Mullins. “There were 25 or 30 people present to view it the other weekend. The house is certainly a big factor in drawing a lot of people, there’s no doubt, but there is good interest in the land too… we’ll see what happens. My preference would be to sell the house on 20 acres and the rest of the land separately.”

The question of how the interest in the house pans out over the coming weeks will be a major factor in determining the holding’s value. The agent says the house and yard could get €125,000, the 20 acres with it could achieve €20,000/acre. With the remaining 40 acres valued at €16,000/acre, it would give an overall value in the region of €1.1m.
