74-acre farm overlooking Bantry Bay hits market for €11,000 an acre

New to the market with Cork-based Crowley Property is an interesting 74-acre holding near Bantry, West Cork.
The farm is in the townland of Boolteenagh, 5km southwest of the coastal town of Bantry, at the beginning of the Sheep’s Head Peninsula and overlooking Bantry Bay, Whiddy Island and the Beara Peninsula beyond.

The holding is all in grass at present and there is good roadside access, allowing it to be easily subdivided and presented in lots.
- Lot 1 consists of 30 acres of land, including an old farmhouse (in need of refurbishment) and farm buildings;
- Lot 2 is a nine-acre land parcel;
- Lot 3 consists of circa 35 acres of land, as well as a two-sixth share of 52 acres of undivided commonage;
- Lot 4 is the entire holding of 74 acres of land, including the old house and outbuildings and 2/6 share of 52 acres of undivided commonage.
“The first lot is a big field of 30 acres,” said auctioneer James Crowley. “You’re looking out over the back of Whiddy Island from it, down over the waters of Bantry Bay. There’s also an ancient fort at the top of that field, which has been left over the generations, but it doesn’t interfere with the farming of the land.”

The house is an extended traditional farmhouse requiring extensive renovation work and which has outbuildings in similar condition.
As for the lands, although they might not look like prime grassland at the moment, they have potential to be brought up to a high standard by the next owner.
“The land in Lot 1 in particular has the potential to be top-class land again,” said Mr Crowley. “Some of the land, such as in Lot 3, is a bit hillier but there’s a good deal of commonage coming with that as well.”
With its various elements, this holding is attracting a wide range of clients.
“There’s good interest in it,” added Mr Crowley. “I’m guiding the entire holding at €825,000 (€11,000/acre). Indications are that it may exceed that if it’s sold in three lots.”
