“This is a holding that was very well farmed over the years,” says John. “It was very well kept and there’s a beautiful house on it which is 1,000ft2.”

The house is a bungalow in excellent condition which offers accommodation including an entrance hall, sitting room, kitchen/dining room, utility room, bathroom and three bedrooms. It’s on an elevated site with panoramic countryside views.

The farm buildings coming with the property are in a similarly excellent condition, according to the selling agents.

“In the farmyard, there are six-bay silage pits and slatted shed… they’re impeccably done and impeccably kept,” says John, who adds that the buildings also include a four-bay unit covering approximately 1,200ft2, a two-bay unit spanning approximately 600ft2, a machinery shed of about 1,600ft2, a silage slab and feed bin and additional buildings for various purposes.

While the overall package is something that offers a rarity on the market, it’s the land and its quality that is at the heart of the holding that the agents refer to as a “remarkable agricultural gem”.

“It would be regarded as one of the best farms in the area,” says John, who adds that there has been strong interest in the farm. “It’s on the market now for a couple of weeks and we’ve had umpteen enquiries on it… there are also 38.52 entitlements on it which are worth over €13,000 per annum.”

The property is in an active farming area, 13km from the market towns of Newmarket and Kanturk and approximately 20km from Charleville. There is good road frontage onto the R579 and the pastures are laid out in manageable divisions with a good internal road system.
