Tenders to decide value of farm in Ovens

There’s a strong zone of agricultural land on the edge of the newly-extended Cork City boundary. In the last couple of years, some parcels of this land have popped up on the market and when they have, they have achieved very strong prices of close to €20,000 per acre.
Another example of this is a 37-acre non-residential holding located in the townland of Grange next to the village of Ovens, Ballincollig, but the selling agents are not issuing any price guide on this occasion. In close proximity is the Dell EMC plant and a number of residential developments.
“The zoning of this land is for agricultural use only,” clarifies Gerard O’Callaghan of Coldwell Banker Carlton Estates, the Cork-based selling agents. “It abounds the existing development boundary in Killumney (village), Ovens so it’s possible that at some stage in the future, a portion of the lands may be rezoned, given its proximity to services and the link road (Ballincollig bypass — 1km away).”
This, of course, is just speculation with no opportunity to rezone for another four years. Meanwhile, this is a fine piece of agricultural land in which there is already considerable interest according to the selling agents — overwhelmingly from agricultural sources.
This is top quality tillage land of high grad soil,” says Gerard. “There’s a winter wheat crop on it at the moment.
Access to the property is good, with a short but clear section of public road frontage. The land has been leased but well maintained for several years and there is very little waste, apart from a circa 2-acre section of woodland.
The property is being sold by tender, with offers invited for both the entire 37 acres of non-residential land and for the property minus an 0.75 acre section that one of the three siblings selling the land may wish to retain as a potential building site.
Tenders are to be submitted to Brian Long Solicitors, Ballincollig by midday April 5 next.
