The land in question is located in the townland of Glandeagh, about 6km south of Currow village.

It’s a rural spot but within striking distance of larger towns, in an area of mixed farming with plenty of strong dairying tradition mingled with arable land, and forestry on the higher ground.

Tom describes the farm as good quality grazing land, and says there has already been a certain amount of interest building up, since it was put for sale as a private treaty deal.

The auction route being taken now isn’t everyone’s preferred means of selling land, but it is very often the best way to get the strongest realistic price for a piece of land.

The size of this particular property should ensure a wide range of interest, from the hobby farmer looking for a good-sized piece of ground to the expanding farmer.

“It’s part of a larger lot,” explains Tom, “but it’s only this 20 acres that we’re selling.

“It has very good road frontage, onto three different public roads. It’s all in grass at the moment.”

The land is laid out in four divisions with a public road running north-south throughit, as well as an east-west road forming the northern boundary, and another public road running along its eastern boundary.

This leaves plenty of possibilities for the next owner, both in terms of access and possible sub-division.

The land is convenient to Killarney (13km), Farranfore (10km) and Castleisland (12km).

It is gently sloping, ensuring good drainage.

There are no entitlements going with the farm, but with the quantity of cash-rich dairying operations in the general area, a convenient block of good grazing ground such as this one ought to be well regarded.

“It’s decent land for the area,” says Tom. “It would be suitable for grazing or even silage.”

The guide price for the land being sold at this public event is, according to the selling agents “in the region of €7,500 per acre”.

This is not a bullish price, but a realistic expectation, making it an attractively pitched piece of ground that should surely attract a number of offers on the day.

The guide may well be exceeded but, as the auctioneer himself puts it, “We’ll see where it finishes up, the auction will dictate the value of it.”
