Before you get that far, however, there are plenty of rich seams of quality grazing pastures that have supported a strong tradition of farming that goes back centuries.

Skibbereen-based Pat Maguire is selling a 22-acre portion of this well-worked land, located in the townland of Derreenaclough.

“This would be top quality grazing ground and silage ground,” says selling agent Pat Maguire. “It’s split into three adjacent lots.”

Lot 1 consists of nine acres, Lot 2 is a seven-acre plot, and the third lot consists of six acres.

The farmland is located approximately 4km north of Ballydehob, just off the N71.

The land is described as well sheltered.

The N71 is a well-known tourist route, a decent-quality roadway that connects this farm with Bantry (13km) and, beyond Ballydehob to Skibbereen (20km) and Clonakilty (50km).

“It’s nicely located off the main road, but it has very good road frontage and is easily accessible.”

This is a scenic part of the world, with a great range of thriving cottage industries, many of which have become brand names.

It also has a very wide range of farming activity.

It ranges from dairying and arable activity to market-gardening and other niche farming sectors that require smaller tracts of land.

So far, the agent says, the interest is strong.

“We’re seeing local interest and we’re seeing people with an interest in horses amongst others, and there may even be some site potential.”

The prospect of site potential is another string to the bow of this property that clearly seems to have caught the eye of a number of suitors.

There is a good deal of one-off housing in the immediate vicinity, and this possibility for a future buyer adds a bit more value to the overall package.

“We’re under offer on it at the moment,” the agents says. “We’re looking for €10,000 per acre, and we’re not there yet.”

The agents say there are offers so far for the various lots, but the vendors are open to selling this holding either as one or in separate lots.

“It’s very good land,” adds Pat.

“The small sections are very affordable, and for that reason, we would see it moving on or close to the price being sought.”
