This is, after all, the very heart of the famed Golden Vale.

There are other tracts of land that might be a bit further on in terms of quality or even in size, but Golden Vale land doesn’t come up for sale every day of the week and particular land that is within the reach of many progressive farmers who have the vision to bring it up to its full potential.

The tide appears to be turning in the dairying sector and there will surely be an increase in demand for more land from this segment.

Richard Ryan of GVM’s Kilmallock office is selling such a 44-acre non-residential holding located in the townland of Ballynaveen, near Emly, Co Tipperary.

The northern section of the land is in Co Limerick. The small village of Emly was once an important monastic site and it rose to national prominence again in 2009 when it won the Tidy Towns first prize.

The roadside property is described by the selling agent as “good quality Golden Vale grazing land”.

According to Richard, it’s one whose value will increase with added investment in re-seeding.

“It’s a farm that would benefit from re-seeding,” he says of the property which has a river running through part of it and alongside it.

On site, there is a cattle crush and livestock handling facility which is centrally located on the farm, which is well fenced, according to the agents, and is laid out in six fields.

It doesn’t come with any entitlements and has a good electricity supply and a natural water supply.

Both Hospital in Co Limerick (another small settlement with an illustrious ecclesiastical past) and Emly in Co Tipperary are 3.5km away and Knocklong is 6km away.

The farm is also well connected to the larger towns. Tipperary is 18km from here and the industrial powerhouse of Limerick City is a 30km drive away.

With a price tag of €8,000 per acre, this is a farm that is brimming with potential in the country’s best dairying zone and in a sector that is destined for more positive news in the coming year.

This is a property to watch over the coming months.
