Cork city is 45km west, and with the sea shore just a short stroll away, the well-located farm is about 18km south of Youghal and 11km to the east of the popular seaside village of Garryvoe.

The property naturally splits into three distinct parts, which form the lots that it is being presented under. It may also be sold as one lot.

Lot 1 consists of the bulk of the property, comprising a 16.87-acre field in one division with a three-bedroom dwelling and some semi-derelict outbuildings, including a derelict hayshed.

“That field is bounded by two roads and it has extensive road frontage,” says David.

“It has a group water scheme and it’s of top-quality land, as good as you’ll get in East Cork.”

The house is a far more impressive dwelling than one might expect from initial appearances.

According to the selling agent, it’s a comfortable family home: “It’s a very comfortable house and very dry and warm. It’s ready to live in, there’s no dampness at all.”

Accommodation consists of three bedrooms, sitting room, kitchen, bathroom, porch and garage.

It has oil-fired central heating, and an alarm system installed.

Lot 2 is a 2.71-acre field about 0.5km from the main holding.

The selling agent describes it as a “fine level field overlooking the sea.”

Lot 3 consists of a one-acre field which is also nearby.

Its proximity to the Sonas Caravan Park would suggest that it might have more of a future as part of such a tourism venture than as agricultural land.

David Keane is very encouraged by the number of enquiries so far and is confident about an asking price of €250,000 for Lot 1. With planning permission, Lot 2 could achieve about €100,000, while a price of €10,000 or so is estimated for Lot 3.
