Summerville is a former stately home (better known to locals from its time as Clem’s Hotel) that constitutes a smorgasbord of property to suit a mixture of farmers, serious dreamers and investors.

Encompassing 163 acres, it’s offered in six lots by private treaty, with the entire holding guiding at €1.25m.

Lot 4 is the largest subdivision, a roadside non-residential holding of just under 62 acres. It has a long stretch of coastline and the land, according to joint selling agent Roseanne de Vere Hunt of Sherry Fitzgerald, is of mixed quality, as reflected in the guide price of €450,000 (€7,250/acre).

“The top half of it would be good agricultural land,” she says, “then it slopes down towards the water, where it’s more marginal.” The land on lot 1 is similarly located and consists of just under 38 acres with a price guide of €295,000 (€7,700/acre).

Lot 2 (guiding at €175,000) has 23 acres, including the main house — a magnificent listed empty shell in the Scottish Colonial Mansion style that’s oozing with potential for anyone with the vision and budget to take it on.

It also includes stables and ancillary buildings, set amidst mature woodland and enjoying a long stretch of private beach.

There is already strong interest, say the agents from multiple sources, including a large amount of enquiries from the UK. It helps that the holding is only 10 minutes from Waterford Airport and very close to Waterford City, Dunmore East, and Tramore.

They’re already at their guide price for Lot 5 with a bid of €75,000 on the smallest of the lots — the fertile 8 acres of pasture.

“It remains to be seen who will actually buy this,” says the agent. “We’ve been getting a whole range of enquiries from all kinds of different potential buyers.”
