Big interest expected in Dungarvan auction
The land, which is an executor’s sale, will probably be in someone’s sights by now, as the property has been leased for some time, and its sale is expected.
The auction will be held on July 17 at the Park Hotel, Dungarvan, and the guide price is in the region of €10,000 per acre, says Margaret Harty, but she expects one of the lots at least, to make more.
“The Cappagh/ Ballinameela area of County Waterford is well known as one of the most progressive dairy farming areas in Co Waterford,” she said.“And the South East is home to many top class dairy herds renowned for their low cost grass based milk production systems.”
And because there’s pressure to have herds out grazing by February, extra land is in demand, she says, and the quality of the Cappagh farm is unquestionable.
Part of the property bounds a working limestone quarry.
This lot, Lot 1, is at Canty, and has 34 acres of land with dual road frontage and a top quality grassland.
The bungalow residence is 17 years old and hasn’t been lived-in for some time, so will need renovation, she says. This lot is expected to make over the guide. Considering the agent has achieved prices of €13,000 to €14,000 per acre for prime land in the region, this property could go well.
Lot 2 is at Lauragh, and comprises 28.5 acres bisected by the River Bricky and again, with dual road frontage.
And the final lot is the most picturesque, says the agent, with a range of old stone outbuildings and a hay barn with lean-to in Coolatoor townland.
With 41 acres of roadside grassland available, it brings the total land on offer to 104 acres in three handy lots.
The lands are within a mile to a mile and a half from each other and approximately four miles from Dungarvan.
