Dairy farm exceeds €1.3m price guide
At the sale of the 123-acre farm, handled by Christy Buckley and Pat Burton, there were over 30 people in the room, for a property which has been round the sales block before.
Described as a fine ready-to-go dairy farm, the property attracted two main bidders when it opened last week, and from €800,000, it was bid up to €960,000 — at which stage it was withdrawn, says Buckley, with negotiations beginning immediately afterwards.
These negotiations are not fully concluded yet, he stresses, even though they are just €70,000 under the reserve, and ahead of the rough guide price flagged prior to auction. The agent is open to further offers on the standing bid of €1.33m, and feels matters will be concluded shortly.
The property has a committed vendor and can be sold lock, stock and barrel.
It comprises 123-acres of pasture with 67,000 gallons of milk quota, and has previously been for sale at €1.6m, but there was a re-adjustment in expectations, and the farm was relaunched for sale by auction at a guide price of just over €10,655 per acre.
A modern dairy operation, it comes with a three-bedroomed house and a good quality, modern dairy operation. Situated less than a mile from Ballyclough village, and very close to Mallow town, this property is an ideal buy for an extended family enterprise or for a young farmer.
* Meanwhile, Christy Buckley has just listed for sale a 45-acre block of tillage land at Ballymacsliney, Midleton which he describes as a “gorgeous” piece of ground:
“It’s in one field and it’s a beauty, there’s good road frontage and it’s top class land with lovely views.
Located just two miles from Midleton and on the right side for Fermoy, the land is fertile and level, and it will appeal across all purchaser types — including perhaps, a hobby farmer.
The guide price given is in the region of €13,000 per acre for this single block and the sale is by private treaty.
