The rarity of large holdings in one, easily managed block means the newly announced sale of this farm at Kilcolman, Charleville, will not be lost on buyers.

This Golden Vale farm has 237 acres of land on offer in a location that’s just 12 km from the town’s golf club.

Owned by a family whose main business interests are elsewhere, the Kilcoman property was purchased by them as late as 2007, and in a pattern that’s becoming the norm, they are disposing of peripheral interests while concentrating on their main business.

As a consequence, this large farm is being offered for sale by private treaty through JC Gubbins of Murphy Gubbins Auctioneers.

And the residential property sale has already prompted the phones to ring in the office, he says, although Murphy Gubbins are only officially launching the private treaty sale this week.

On offer in three lots, 166 acres, 71 acres and the entire, the property is effectively in one block, but is divided by a public road giving frontage to each block and allowing division. However, for a farmer in funds this represents a great opportunity to buy a substantial farm holding that is easy to manage, its level, laid out in paddocks and is located close to Charleville and Limerick city.

The land has been neglected in part, however, and according to JC Gubbins, “it needs a little bit of love — needs somebody to concentrate on it”. Part of the property had been let and it grew miscanthus for a period, but is under pasture now and would make an ideal dairy or dry stock enterprise with some investment.

There are good farm buildings, according to Gubbins and the main residence is structurally fine although it hasn’t been lived in, or upgraded for quite some time.

The agent is prepared to sell in two lots, with the larger portion, the 166 acres, including house and buildings, carrying a rough guide of €7,500 per acre, or €1.24m, which is very reasonable, considering the market level of € 10,000 plus at the moment. The smaller lot of 71 acres is guided at €10,000 per acre, or €710,000. The entire is given a guide in the region of €2m, says JC Gubbins, and they will be open to all offers on the property and expect keen interest based on the response already logged.
