THE trickle of development land coming back on to the agricultural market with seriously deflated values continues, with a parcel of land at Stradbally, Co Waterford.

The 14-acre farm, which was purchased during the boom as a development play, is now offered for sale by auction on January 26 through John Rohan of Sherry FitzGerald Rohan.

The property, which has lapsed planning, but the right zoning for long-term investors, comprises a 14-acre block in a beautiful situation, near the village of Stradbally.

Again, this could be an ideal buy for euro-shy savers, or might attract the YAPs (Young Age Pensioner), whose early retirement lump sums are about to arrive next month, when a large proportion of the country’s civil servants retire early.

Such an investment was encouraged in the budget, with the onerous stamp duty of 6% on land (albeit reduced from 9%) now reduced to 2%, which makes this type of purchase more attractive.

Under budget changes, if the property is held for seven years or more, it’s exempt from tax on any subsequent capital gains — a win-win prospect for those with money to park.

The property will be sold, says John Rohan (auctioneer code for “put a bid in and we’ll see how it goes”) and it is guide priced at €10,000 per acre, but the agent is open to all offers.

The property has stunning sea views, is minutes from the village, had residential zoning, and therefore a one-off house or more could be allowed on the land.

Just 13km from Dungarvan, the property is off the main Waterford to Cork road, the N25.
