Fat of the land near Stradbally
This land-only sale offers a substantial 154-acre holding in a prosperous farming area.
Margaret Harty says they are very pleased with the response to the proposed sale so far, even though the property has only just gone officially for sale.
Because it’s in three separate blocks, there’s something for everyone here — from dairy to suckler to beef farmer, she says, and a bidder can have as little or as much as required.
“We’re going to sell this in whatever way makes the most money,” the agent candidly admits.
“It’s in three blocks which are barely adjoining, and the land is renowned for its fattening qualities, in an area with a lot of progressive dairy and suckler farmers.”
The farm is also in three townlands, but the blocks are just off the main coast road and within a mile of the sea — so winter frost is less common than other areas.
It’s a rare opportunity to extend existing farms in the area, says Harty.
She’s seeking offers in the region of €1 million to €1.2 million in this private treaty sale — the equivalent of about €8,000 per acre.
The land is fully fenced, has mains water and in most cases, excellent road frontage.
Lot one, at Graiguenageeha, has 58.3 acres and comes with a four-span hayshed and cattle crush, while lot two at Rathnaskillogue comprises 54.2 acres, and has frontage along the coast road, as well as a river boundary to the east.
The final and smallest lot, at Rathnaskillogue, has 42 acres, and is described as a sheltered block of land with a natural water supply.
Meanwhile, the same agent is selling a 120-acre holding at Glendalough, Ballymacarbry, Co Waterford. She describes it as a solid, dry upland farm which includes 45 acres of forestry, which brings in a premium of €600 per hectare per annum for farmers.
The land has about 77 acres of good quality grazing, in two divisions, and 87 acres of grazing rights on Glendalough Mountain, in the scenic Nire Valley.
The farm is being offered in the entire, guide priced at €400,000 to €450,000, but the agent is also prepared to sell in lots by private treaty.
