Despite the crash, however, auctioneer Christy Buckley is very bullish with his €20,000 per acre guide for this well-known dairy farm at Castlewhite, Waterfall, Co Cork.

A small enough holding at 47 acres, it is nonetheless highly productive, and comes with a quota of 259,000 litres, a modern set-up, and a choice of two residences.

Unusually, the yard includes a food preparation area, because this farm was the base for Collins’ Ice Cream, an artisan product that could be revived in this era of farmer’s markets and slow food.

The farm is in one block, in large divisions just off the Cork-Bandon road, close to the Viaduct, on the rim of the city. This may make is very attractive for liquid milk suppliers or even hobby farmers with a very long eye to the future.

While road frontage is tight, the farm is easily managed, says Buckley, and will appeal as a unit or as a prime add-on to an existing dairy enterprise.

Level, fertile grassland, with a central farm roadway, the Castlewhite holding includes a six-unit milking parlour, a slatted shed with capacity for 50 head, a covered silage pit with lean-tos, a range of calving houses and a general purpose shed. The food production unit comprises two rooms with other facilities.

The main residence offers 1,500 square feet in four bedrooms, two reception rooms, a kitchen-dining room with utility, and two bathrooms.

A second residence, an older three-storey cottage, is part of the yard. In fairly good condition, it will need refurbishment. The farm also has a portacabin office.
