A FARM of 175 acres in two townlands is a rare enough sale for mid-Waterford.

So says auctioneer Pat Harty who’s selling Shanakill and Boolaclogh at Rathgormack, mid-way between major towns of the county and of south Tipperary. Just two miles from the village of Rathgormack, and off the Dungarvan to Carrick-on-Suir road, the property is in three divisions, and offers a number of options to buyers. The agents, Harty and Co, quote a guide price of €2.2 million to €2.4m for the farm, which has top quality arable land, all in grass, save for 30 acres of forestry.

According to Pat Harty, the main bulk of the farm, some 97 acres, is in reseeded pasture, renowned for its beef fattening qualities. Another 48-acre block has been used for silage this year, and the remainder of the farm is made up of soft-wood forestry.

Up to scratch in farming terms, the land will suit an expanding neighbour, or a purchaser who has sold land for development, and the agents are negotiable on lots.

The land falls naturally into three lots, with each division less than a half-mile from the others. The forestry land may be sold to a different class of buyer, says Pat Harty, but the pasture land will suit a large catchment of farmers, because of the location.

Ten miles from Carrick and Clonmel, and less than 17 miles from Dungarvan, the land is fairly level, well-drained and is also well-fenced, says Harty.

The yard will need upgrading, but comes with a range of good quality loose sheds and a main, single-storey residence. These are located in the main block of 97 acres.

In a strong farming area, the property was used as a dairy farm and also grew cereals, so the land is suitable for any farming enterprise.

The Shanakill and Boolaclogh holding is a retirement sale, by private treaty.
