LOTS of viewings and the expectation of a first offer — that’s the update on a substantial farm sale at Feohanagh, Co Limerick, from auctioneer John Giltinane.

A superb farm, this 139-acre holding would be regarded as having the best land in the area, the agent says, and interest so far has been very strong.

Including a substantial parcel of Golden Vale land, this residential holding near Newcastlewest, launched on the market six weeks ago, has a guide price of €2.4 million.

This makes it one of the strongest Munster sales of the summer. Viewers have come mostly from the province, says Mr Giltinane.

The farm at Brickfield, Appletown, Feohanagh, comes with just under 54,000 gallons of quota, and has a single farm payment of €17,000.

Level and lush, the land is the major selling point, as the facilities generally would not be up to the standard of an intensive dairy farm.

However, most of the viewings have been by dairy farmers, with most of those interested prepared to move their quota to the home farms, says Mr Giltinane.

It has the potential to produce up to 200,000 gallons, he says. A buyer would need to upgrade the yard, but with the productivity of the grassland, it would be a good investment.

The property is in two divisions, 27 acres of land on one side of a road, and the remaining 111 acres stretching from the road to the River Deel (where there is trout fishing). There are farm roadways in place and the land is fenced and piped.

Parts of the pasture have been reseeded recently. The yard has capacity for 160 cattle, plus a calf shed, loose boxes, hay barn, large store and a six-unit milking parlour.

The farmhouse is traditional in style, but offers good space nonetheless, and has some lovely period touches.

The ground floor has a sitting room, kitchen, scullery and store room, and on the upper level are four bedrooms and a main bathroom. It’s well-maintained and is in move-in condition, says the agent.

The Brickfield farm is less than a mile from the village of Feohanagh and is six miles from Newcastlewest. Limerick city is a commutable 30 miles distance, and Charleville is around 10 miles away. The sale is by private treaty, and any result will be watched with interest by valuers. Farm sales have so far bucked the trend in a recessive property market.

How much confidence is dented by last week’s ESRI ‘recession’ report, and the generally bearish behaviour of the banks, will show up fairly rapidly at ground level.
