Organic farm back as intensive beef unit

SOLD as an organic holding in the early months of 2004, this 190-acre Tipperary farm, which was run by organic entrepreneur, Josef Finke, is back up for sale.

Now, all’s changed, changed utterly, as the farm is now an intensive beef unit, and it’s back on the market again, this time showing considerable capital appreciation.

In 2004 it carried a guide price of €2 million.

Today’s guide price being quoted by selling agent, Christy Buckley, is €3.3 million.

The holding at Roosca, near Cahir, Co Tipperary, was farmed for over 20 years by Josef Finke of the successful Ballybrado organic brand, primarily as a tillage farm.

In his time there Mr Finke planted a number of pockets of hardwood trees as shelter belts, which add up to about 20 acres in total.

Trees planted include a mix of oak, beech, cherry, larch, spruce, maple and Douglas fir.

An elder plantation has also been set around a small lake on the property.

The last time the farm was on the market it was strictly non-residential. However, this time round the farm comes with planning permission pending for a two storey dwelling, plus new farmyard.

There are ruins of a dwelling on site, a structure which has been re-roofed in recent times.

Two stone outhouses have been re-roofed and two new cattle sheds have also been built, one measuring 75x40ft and the other measuring 60x40ft.

Roosca has top quality limestone land with such a nice contour, it would make a great golf course, according to Christy Buckley.

Mr Buckley adds that it would also be suitable for equine pursuits.

The southern and eastern boundaries of the farm are formed by a salmon-spawning stream, and there is a natural pond on site with plenty of wildlife in residence.

Roosca has views of the Galtee and the Knockmealdown mountains from its location in South Tipperary.

The farm is about 4 km from Cahir, on an intersection of the N8, an hour from Cork, Waterford and Limerick: Dublin is 2½ hours away.
