BUCKING the trend (or the doom and gloom merchants, depending on your outlook) a residential farm at Tullamaine, Fethard, Co Tipperary had drawn strong interest from dairy farmers.

Some agents feel there has been a strong fall-off in interest in milk quota, prior to applications opening for next year’s exchange.

But Pat Quirke of PF Quirke and Co says he has already had a number of offers for this small, perfectly formed dairy farm, and he predicts it will reach the guide price of €2 million.

It is located in the heart of thoroughbred country (the Coolmore and Tullamaine Castle studs are in the area), so there’s an option for dairy farmers to take the 54,849-gallon quota, and sell the land to a stud farm, or as a mini-stud.

The property is exceptionally well-farmed, says Mr Quirke, well-paddocked and all in pasture. It has a limestone base, and the outbuildings are in top condition.

The main farmhouse is a two-storey, three-bedroom residence which dates from the 1920s, and it is in walk-in condition.

The stone outbuildings could convert to loose boxes, says Pat Quirke, and the yard has a cubicle house for around 100 head. The property is for sale by private treaty.
