This property is on the market with BMK Auctioneers of Fermoy. It is a non-residential farm with a large, modern yard and an old farmhouse with stone outbuildings.

Glenville is now within the commuter belt of Cork city, and the former estate village has seen a lot of development recently, not all of it welcomed by locals.

In an area recognised for its good quality farmland, the sale of such a large property has already generated plenty of interest, says selling agent Martin Kennedy. It will have particular appeal for farmers who’ve already sold land for building development.

The added attraction is 34,378-gallon milk quota.

It will be interesting to see what this farm will make by private treaty.

Well located, the farm is two miles from Glenville and about 13 miles from Cork city.

Although it has no road frontage, it offers some fine farmland in one block, says the agent, who gives a guide price of €10,000 per acre for the land, plus whatever the quota makes. This takes into consideration the limited access, he says.

The land is laid out in paddocks, with a central farm roadway, and it is being offered in lots.

The first is the entire holding, guide priced at €1.5 million.

Lot two is 27 acres with 22,639 gallons of quota; lot three is 17.5 acres plus 15 acres of woodland and 11,739 gallons of quota; and lots four and five are 18 acres and 54 acres, respectively.

The 15 acres of mature woodland might provide the perfect setting for a new house, says Mr Kennedy.

According to the agents, the property has an excellent farmyard, with a four-bay cubicle shed, a slatted shed with easy feeder, a four-bay slatted unit and machinery shed. Also included are a disused milking parlour and feed house, with collection yard and cattle crush.

Mr Kennedy says the farm is one of the finest to come on the market in the area for some time and he expects strong bidding.
