On the market with Basil Ruttle of GVM Killmallock, the farm at Glenduff, Ballagh, Co Limerick, is off the Newcastle West to Dromcollogher road, in the foothills of the Mullaghareirk mountains, which makes it high, but also dry, says the agent. In fact, he says, about 100 acres are suitable for grazing, with the rest of the land boggy.

Part of this, almost 20 acres, is likely to be designated a Natural Heritage Area because of its blanket bog. The higher parts of the land are leased out to a wind energy company for three wind turbines and, although that’s still in process, and this is an executor’s sale, the agreement stands, and the new owners will receive the yearly rental income and a share of the profits when the turbines produce over a certain amount of energy.

The farm has been an ‘outlying’ holding, and Mr Ruttle sees interest coming from the same quarter; he’s had some calls from Kerry for what he describes as “a fine, sound bit of land which will need a bit of work”.

An investor could plant some of the land, and even expand on the turbine project and graze the remainder of the land.

Mr Ruttle gives a guide price of between €550,000 and €600,000 prior to the auction in the Rathkeale House Hotel on January 27.
