Smile for the birdies at this Well Road property: “You’ve two chances of a birdie here, as you’ve views of Mahon golf course, and of the Douglas estuary from this home,” says auctioneer Timothy Sullivan as he prepares to start his first round of viewings at Fairways, owned by the late Liam Mackesy of Cork city’s now departed Vineyard bar fame and his wife Kay.

Their family property was built in 1988, the couple had four children, and their home’s now an executor sale following the passing of Kay Mackesy at the start of this year, predeceased a number of years ago by her very well-known city vintner husband.

Fairways is set just four doors uphill on the Well Road from the recently completed Greenbanks development of €1m+ homes (pic, above), and comes to market hot on the heels of last week’s listing of the vastly upgraded detached called Randall, launched at €1.35m for a 231 sq m four-bed with a B BER. (also listed locally in this upmarket niche is No 1 Hettyfield Gardens, a four-bed 141 sq m semi-d, with a €850,000 AMV.

In contrast, Fairway’s a bit of a different proposition, well presented and weighing in at 164 sqm (1,750 sq ft), is priced well under the €1m mark at €925,000 and also gets a B BER….not bad at all for a late 1980s build.

It’s set on a long and quite narrow site, and is itself quite a slender build, but deep, with a slightly peculiar internal layout over three/four levels, made so by a partially split level ground and lower ground levels: the largest space is the 26’ by 20’ lounge/dining room, with stove/fireplace set between twin sets of sliding patio doors for garden/terrace access.

Above is the kitchen/breakfast room, smaller at 18’ by 12‘ and where units have granite worktops, and an inner hallway holds a guest WC. The main mid level above has two bedrooms one of which is en suite with a shower, and the top floor has two more bedrooms, plus another bathroom with shower.

VERDICT: Doing ‘what it says on the tin,’ Fairways is tee-d up for green golf course views as well as a more bluey-steely-grey water vista, changing with the tides and skies and clearly signalling a quite special location and setting with easy access to Douglas village, and to Mahon for more shops or offices.
