If you missed on out on the chance to get a brand-new, out-of-the box four-bed semi-d in Cork’s Hettyfield Gardens, well, here’s another chance to buy….you’ll just have to pay a bit more second time around, that’s all.

Listed with agents Rose Property is No 1 Hettyfield Gardens set in a cul-de-sac within a long settled, mid 1900s estate of large detacheds and some semi-ds: the scheme was approved after third party/neighbour appeals to An Bord Pleanala, and after Cork City Council had reduced the original application from 12 homes to nine.

The niche upmarket development was built on what the Bord described as a ‘backlands’ undeveloped bit of ground that had included a derelict cottage, and the scheme was taken on by KMR Developments, fronted by David Walsh who also did the nearby Greenbanks on the Well Road (see also p15), and most of Foxwarren in outer Rochetown/Garryduff among other projects over the past two decades.

Here at Hettyfield Gardens, KMR delivered four three-storey semi-ds and five detacheds, with the highest price to date being No 9, which made €1.079m in 2024, and No 5 fetched an even €1m according to the Price Register. The Register shows Nos 1 and 2 selling in 2024 for a recorded €810,000 a piece.

Now, roll on just over two years and the fully finished No 1 is back as a resale, fully finished out internally by owners who “got a house offer they couldn’t pass up,” says selling agent Mark Rose who guides at €850,000 and says “it’s going to be extremely comfortable for a buyer who wants an A-rated home in Douglas.”

At ground is a front drawing room with solid double doors to a rear kitchen/dining room, off it is a slender utility, there’s a guest WC and above are four bedrooms, over two levels. The mid level holds three bedrooms (one en suite) and a main bathrooms, while the top/attic level floor has a landing, bedroom with a box dormer window, and a further en suite.

Heating is via air to water, delivered underfloor at ground with radiators on the two upper floors. No 1 has a westerly aspect to the rear, with the end of the enclosed garden demarcated by the stump of an old tree, whilst in front there’s parking for a couple of cars on a brick-paved drive.

VERDICT: Second chance to buy a semi here, at €850k. Meanwhile the last new-build detached, No 7 is currently also for sale, guided at €950,000 (by Cohalan Downing), needing internal finish choices but including a €20,000 kitchen allowance, while the middle detached, No 8 Hettyfield Gardens, sold earlier to a young family, for €925,000.
