TALL, dark-windowed, and handsome, No 20 The Steeples could be the answer to some home hunter’s prayers.

The brand-new, A2 rated detached family home has had to work for its living – and now it’s about to pay dividends to its builder, give further kudos to its interior designer and will bring ease to its ultimate new and first occupants, as the least stressful, walk-in home buy imaginable.
The three-storey four-bed home No 29 was the show home for The Steeples, a 57 unit development of new-builds, both detacheds and semi-ds, done by Caraden Homes on a greenfield site along Broomfield West in East Cork’s Midleton: it’s so fresh that the street view on Google maps still shows the setting as greenfields.

The development launched just over two years ago, in February 2023, and first occupiers moved in at the start of 2024 and have been steadily making themselves at home since.

Now, it’s the last chance to buy new here as all the others have sold by now, says estate agent Susanne Wilkinson of McCarthy McGrath.
Of the 57 houses here now, with the very last at the final finishing stage, 36 were detacheds, arranged around a central green, and prices for the detacheds ranged at the time from €545,000/€555,000, with No 1 showing on the Price Register at €619,000 and No 2 at €620,000, likely larger/on bigger sites.
The semi’s meanwhile, started at €360,000/€380,000 and sold into the high €400,000s.
No 29 was the only show-house for both types, used for viewings and for open house says, so it likely to have been visited by several hundred aspiring buyers and the merely curious, over the past two years.

Design of the three-storey homes is by Horgan Carroll Architects, and Aoife Tobin of ‘Style so Simple’ did the interiors, picking colours, finishes, materials, furniture, lighting with a Cullen View kitchen with appliances, and all are now included in the ‘to-go’ package offered by Ms Wilkinson.

She says Caraden Homes put the value of the fit-out as-seen at c €95,000 – a salutary sort of sum for those buying a house with builder’s finish to have budget for it they want a finished produc to this sort of standard…and something near-priceless for those who are time-poor, or just allergic to home interior shopping but who ‘know what they like.’

“The Steeples were extremely popular and had a very even split on sales, between both those already with a home and looking for a new, larger, detached home and first-time buyers,” says Ms Wilkinson, with FTBs likely to have been buying semi-ds in the main to qualify for Help to Buy supports which have a €500,000 price threshold.
Caraden Home have trading record going back around six years in Cork and previously built at Martello, Rushbrook near Cobh and at River Meadows, Cloughduv.

“Currently construction at the Steeples is in the final stages by Caraden Homes, whose reputation precedes them with their proven track record in Cloughduv and Cobh,” says the McCarthy & McGrath agent adding “the house type, quality of finish, a large green area and the superb location just a few mins from the train station, Midleton town with its recreation and leisure facilities, schools, shopping and eateries, along with excellent transport links were all factors in making the Steeples a sell out.”
Her offer at last-offer €650k No 29 The Steeples sees accommodation including front reception room, rear L-shaped kitchen/dining/family living room, utility and guest WC, with three first floor bedrooms (one en suite) plus main family bathroom.

At the next floor up is a single, large, main bedroom suite, with walk in robe and en suite bathroom.
VERDICT: No 29 helped sell 56 other Steeples homes in Midleton, now it’s out to sell itself
