THE room that wasn’t part of the original house brought a little sunshine into everyone’s lives when it was added to 26 Cois Chuain a dozen years ago.

It’s no less than you’d expect from a sunroom and this one is particularly inviting with cosy window seats and an insert stove.

A liberal scattering of windows, including one either side of the chimney breast and French doors that lead to a south-facing rear garden keep natural light levels at a premium.

“It’s been a great addition and is everyone’s favourite room in the house,” say the vendors.

“During winter the stove is on and it’s cosy, during summer the double doors are open to the back garden and patio.” 

The owners have been at three-storey No 26 from the get-go, having bought the house off the plans. The development itself was done by Lanes Builders, and designed by Hogan Architects in the early to mid 2000s and this particular house was built in 2003.

When the sunroom was added nine years later, No 26 already had a generous dollop of reception rooms, including a cosy living room off the open-plan kitchen diner, a more formal living room with patio doors to the back garden and a smaller family room to the front of the house.

 The next owners can tailor away to suit their needs – playroom/teen den/home office/ground floor bedroom?

As it is, there are five bedrooms, all doubles, spread over the two upper floors. 

Two of three middle floor rooms have en suites; the top floor contains two more bedrooms and a shower room.

Lawrence Sweeney of Savills who is selling the house says Cois Chuain is part of a lovely community. The vendors say it has been “a lovely environment to bring up a family”. Although there are 60-odd houses in the Glounthaune development, they’re broken into neighbourly clusters and No 26 is tucked up the back of a quiet cul-de-sac. The setting is quasi-rural setting, just 11km from Cork city and with excellent commuter rail links. The train station is just 1.5km away and is a popular mode of travel for youngsters attending school in the city and in Midleton. Primary school kids have the option of Glounthaune national school.

Mr Sweeney points out that Cois Chuain is also just a short downhill stroll to a greenway that will eventually stretch from Cork city to Youghal, and already runs a considerable distance with lots of safe cycling and walking opportunities.

Safe play is well catered for in the rear garden of No 26 which is bounded by mature trees and shrubs. It’s a generous site, with lawn to the front and to the back, where there’s also a generous patio area.

Cois Chuain is a development popular with families and the common theme – apart from pebble dash and redbrick – is size. They range from large to very large and the one featured here is 265 sq m. The gardens are generous too and the owners did a lot of planting after moving in.

 They also upgraded the back garden and added the patio at the same time that the sunroom was added on.

Given the price point – the guide is €875,000 – Mr Sweeney expects traders up. He says it’s good value for money if you compare what you might pay for a similar size home in the Blackrock area of the city.

“People looking for more value for money are casting an eye to Glounthaune,” the agent says, adding that it’s “an apex property”.

He adds that Dublin buyers are already making enquiries.

VERDICT: If you’re in the market for a quality trade-up, Glounthaune is a worthy alternative to some of the city’s more expensive suburbs. Public transport links to the city are excellent.
