IF there’s a hint of familiarity about this delightful Crosshaven bungalow, it’s because it featured in these pages just over a year ago.

It was snapped up at the time: it came on the market in October 2022 and had sold before Christmas. While the speed of the sale was impressive, even more impressive was what it sold for. From a starting price of €495,000, it climbed all the way to €635,000 before a deal was reached. You’d have to think the couple that bought it really, really wanted it (the reason becomes clear when you see the view) but you’d have to wonder too why it’s back on the market so quickly.

Rest assured it was not a case of buy in haste, regret at leisure. It was down to work opportunities and family circumstances, as selling agent Lawrence Sweeney of Savills explains. He’s in a good position to do so, as he sold it to the couple in 2022.
The couple had moved from Ireland to Spain many moons ago “for a couple of months for work”, but those months turned into years, and years into decades. After 22 years overseas, they decided to buy a house in Ireland. The time seemed right, they had a daughter living in Dublin. They bought the Crosshaven bungalow, called Harbour View (nothing cryptic in it, it has a spellbinding harbour view) and had plans to modernise and extend the 1960s Camden Road property, which had been in the ownership of the same family since 1995.

The buyers’ family members came and went to the house over the next 12 months but before they could get stuck in to re-working it, their daughter decided to trade Dublin for New York, while her father was presented with a work opportunity in Spain that he couldn’t refuse.
The net result is they are staying in Spain and the lovely 133 sq m property is back up for grabs.
The buyer will have options: do nothing with the house which is perfectly in order, if slightly dated, and devote their time to enjoying the spectacular view across the harbour to wooded Currabinny and eastwards towards Cobh, or up towards the Owenabue estuary; level the house and replace it with a luxury permanent or holiday home; or strike a balance between doing nothing and doing too much, by using some of the splendid, tiered, 0.286 acre site to extend. You’ll find inspiration all around you above and below the cul-de-sac to Camden Fort.

As it is, the house, which is just 700m from pretty Crosshaven village, includes a couple of reception rooms to the front with prime views, a kitchen and an additional reception room to the rear which could be a third bedroom.

Two double bedrooms overlook the rear garden, and there’s an adjoining garage.

The garden is a dream, terraced, expertly planted, a couple of patio areas out front and out back.

As Mr Sweeney says it “provides total seclusion, a relaxing green space for those who love gardening, nature, BBQs and entertaining”.
Mr Sweeney believes Harbour View will attract interest as both a holiday home or permanent home “or someone looking for a holiday home initially, with a view to retiring there permanently”, he says.

He expects ex-pats in the mix (as per the last buyers), as well as interest from the UK and USA “and good local interest” from people who are familiar with the beauty of the view from Camden Road, where a bus passes by the door.
As per its last market outing, Mr Sweeney expects huge interest.
