You couldn’t get more central in Douglas without actually being in a shopping centre, but even locals might not have spotted East Grove in Douglas village. It’s on a wedge-shaped, 0.3-acre site accessed from the Old Carrigaline Rd and backs onto Tramway Terrace to the east.
Bought by the owners more than a decade ago, East Grove was rented out until recently. The strong development possibilities of this site are noted by Karl O’Reilly, of Savills, who highlights that it’s zoned ZO 01/sustainable residental neighbourhoods. The Tramway Close apartments are next door and across the road is the 2.7-acre Barry’s Field, where construction on 124 new homes is due to start this summer.

Of course, with its “mature, secluded grounds”, it could also appeal to someone who wants a spacious home right in the heart of things. They’d want more cash than the €850k asking price, though, as that G energy rating would need work to start with.
: One of the last little pockets of undeveloped green space in Douglas village. Whether it’s a private (and upgraded) home once more or whether it’s redeveloped for apartments or two houses, this property is highly unlikely to stay looking like this for too long.

‘I'm going to Blueberry Fields...’ — try resist paraphrasing the Beatles classic if you’re heading to view this Midleton home.
Built in 2006, 11 Blueberry Fields, in the Broomfield Village development, has been owner-occupied since then.
“The dining room has been opened up to the long kitchen which is really handy and gives great light and space,” notes Kyle Kennedy of Kennedy Estate Agents.

However, it’s the connectivity and handiness for getting around that really comes in for praise: “Midleton Train Station is only a five-minute walk away and you’ve got the Midleton-Youghal Greenway next to the train station. Midleton town itself is a 10-minute walk away and the N25 is easily accessible too.”
There’s a good-sized decked area in the back garden which also has a block-built shed. The kitchen has an integrated gas hob, double oven, American-style fridge-freezer, dishwasher, and washing machine. Upstairs, two of the four bedrooms are doubles with built-in wardrobes, and the main one has an ensuite bathroom.

There is a Stira leading to the floored and shelved attic space. There are two designated parking spaces to the front of the house.
: Lots of conveniences in place... decking, Stira, parking spots... so ‘it all works out’ at Blueberry Fields.

You won’t need to pack too much of a lunch if you’re heading to MTU from this Bishopstown address. ‘Girlough’ at No 9 Melbourn Rd has one of the shortest possible campus commutes which will surely attract many a potential buyer.
This four-bed semi-detached home also has a self-contained extension with bathroom, kitchenette, and living area.

Buyers could look at using this unit for a rent-a-room scheme and it could also make a handy multigenerational living option for an older or younger relative.
This 1963-built and family-owned house is on a corner site giving it a bright wedge-shaped back garden. The current owners are downsizing and have kept it in very good condition, notes Olivia Roycroft of O’Mahony Walsh & Associates.

Three of the four bedrooms are doubles and there are fitted wardrobes in the main bedroom.
The proximity of Melbourn Rd to CUH, the Bons, and UCC has no doubt contributed to the recent local price sales which have ranged from €545k to €700k.
: Pop home for a cuppa between lectures at MTU? This house also has a good location for city bus routes.

Convenience is key at this Rochestown Rd address. With the Rochestown Park Hotel only 700m away that’s dining options and a health and leisure club sorted.
And pretty much everything else is on hand once you’ve covered the 1.5 km and 1.6km hop to Douglas Court and Douglas Village shopping centres.
Schools are also pretty handy for No 20 Kiltegan Lawn with more than a dozen primary and secondary schools within 3km.

This five-bed detached house is an ideal family home in great condition notes Brian Olden of Cohalan Downing: “It’s very difficult to buy a detached house at that price point anywhere in Douglas or Rochestown — you’re only 10 minutes walk from Douglas village and you have easy access to the South Link Road too.”
A family will be delighted with the double doors joining (or separating, depending on how you look at it) the front and back living rooms. And there’s also a separate study to the front of the house downstairs.

Upstairs, the main bedroom has an en suite bathroom.
Not too many homes come on the market in Kiltegan Lawn — the Property Price Register shows the most recent sales in Kiltegan Lawn were two in 2023 and one in 2024, for prices ranging from €510k to €730k.
: A B3 energy rating, spacious interconnected living areas, and an unbeatable location just minutes from Douglas village, this is a prime family home
