IF there are buyers out there who liked the sound of 15 Carraig Aoil but didn’t have the finances in place when it appeared in these pages just over a year, now could be your chance.
It sold in November 2022 for €603,000, but as can happen with the best made plans, a work-related move has returned it to market. It's guiding at €595,000, same as on its last outing.
“My husband was transferred to Dublin, so that was the end of that, it’s a bit too far from Dublin for a commute!” says the woman of the house.

Before the work move arose, they’d already done a lot to No 15, re-painting throughout, installing a new condenser boiler and a new water treatment system. They also installed a Stira to the very large attic, which is fully floored, with scope for new owners to do more.
The house they are leaving is, as selling agent Jason O’Regan of O’Mahony Walsh points out, “in pristine condition” with high-spec finishes such as sliding sash windows and solid oak flooring in the hallway, from where an impressive staircase leads to a galleried landing.

At 251 sq m, there’s a good selection of rooms, including two reception rooms.

The front living room is through double doors off the hallway and there’s a family room to the rear, with French doors to a patio.

A good size kitchen with a large island has access to a utility.

Overhead, there are four double bedrooms of which the main is en suite with a walk-in-wardrobe.

A second bedroom also has an en suite. The main bathroom has a standalone shower unit and a bath.
With a southwest orientation, the garden at No 15 is perfectly positioned to take advantage of any sunshine.

It’s a generous size, with plenty lawn and a wooden deck for outdoor dining. A separate garage could suit new owners’ working-from-home/home gym ambitions.
As the house is more than 20 years old, mature shrubs and trees ring the perimeter ensuring great privacy.

No 15 is part of a development of more than two dozen large, detached homes in a mature estate with lots of green areas and trees.

The owners say it’s wonderfully convenient to the local national school and shop, with a walkway directly from the estate, so no need to use the main road.

Just south of Farnanes and a minute from the N22, Cloughduv (on a bus route) also has a creche, playing pitches, pub and GP clinic.
The owners say there’s a strong community in Cloughduv – the number of children at the national school has doubled in the past five years, as the village expands with the addition of developments like O’Callaghan Properties Ryecourt Woods.
The village is close to Ovens and Dell EMC, and to Ballincollig and the city’s western suburbs, thanks to the Ballincollig bypass. Cork City is reachable in 12 minutes by car.
Turnkey family trade-up on a generous site with excellent living space.
