The owners kept the cute traditional exterior of 7 Parochial Avenue at Ballydoyle, Dublin 13, gave the interior a stylish makeover, and added on a small balcony with a suspended swing underneath.

Guy Doherty of Sherry FitzGerald says that this very charming two-bed property had already been cleverly and creatively extended when the current owners bought it four years ago.

“Since then they have put in a new solid ash kitchen with Italian quartz countertops and have done a lot of redecorating,” he says, quoting a guide of €485,000.

The pretty green cottage-style door opens into a modern kitchen living space which has an exposed red-brick wall at one side and blue kitchen units with brick effect splashback and a sizable quartz-topped breakfast counter.

A similar shade of dark blue to the one chosen for the units has been used for the walls of the formal dining room at the rear, which used to be the second bedroom.

The first floor has a shower room and a bedroom alongside of which is a small balcony where the owners sit out. On a higher level there’s an attic room with fitted wardrobes and an en suite bathroom.

“It’s a charming cottage with a high-spec finish which is located within a short stroll from the coastal promenade walk to Portmarnock, Sutton and the Burrow Beach,” says Mr Doherty, noting that Sutton DART station is also within walking distance.

VERDICT: Cleverly renovated and very stylish.
