Plans lodged for 229 homes in final phase of Carrigaline’s Janeville

A planning application has been lodged for the final phase of the Janeville residential development in Carrigaline that will ultimately deliver close to 1,000 homes.

Plans were lodged this week for the fourth phase of the development at Shannonpark, made up of 229 new homes. It was lodged under the Large Residential Development planning programme.

The housing mix will be 194 houses and 35 apartments. The housing element will include six four-bed, semi-detached homes, 149 three-beds, 35 two-beds and four one-bed homes. The apartments will be made up of 34 one-bed units and one three-bed unit built across six two-storey apartment buildings in southern areas of the site. 

The proposed development includes the partial demolition and restoration of an existing two-storey farmhouse and ancillary building to the northeast of the site, which will accommodate the additional three apartment units. 

A new vehicular estate entrance to Janeville will also be built from the Rock Road (L-2490) to the east. Access to the proposed phase four development will also be accommodated by the existing internal road network. 

Additional works include landscape and amenity areas, servicing and drainage proposals, bicycle parking, bin storage facilities and the installation of a noise attenuation screen along the northern boundary. 

Janeville is one of Cork's largest residential developments. It has been under construction for the past decade by developer Stephen McCarthy's Astra Construction. The current development includes more than 700 homes, a neighbourhood centre with a nursing home and a 153-child creche.

Janeville is situated within the Shannonpark Urban Expansion Area (SUEA) to the north of Carrigaline on lands identified by Cork County Council and zoned for residential purposes in 2007.

Phase four of Janeville is bound to the north by the M28 Cork to Ringaskiddy motorway, which is currently under construction.

Avondale United Football site

The Carrigaline area remains one of Cork's fastest-growing suburbs. Last month, it emerged that Cork County Council had purchased the former home ground of Avondale United Football Club, in a deal valued at €2.5m.

The 4.62-acre (1.9ha) site is located close to Janeville in an area with favourable zoning for housing. It could accommodate up to 70 homes based on current guidelines governing the density range.

The closure of the deal has released funds to the club to press ahead with the development of alternate lands on the Carrigrohane “straight” Rd closer to Cork City, leased from Cork City Council for a peppercorn rent.

The club lodged a planning application in May to develop a new sporting infrastructure at the Carrigrohane site, to include one full-size artificial pitch with ancillary training areas; one full-size natural grass pitch, and floodlighting for both pitches and training areas, as well as upgrades to an existing car park.

Their home games are played in Beaumont Park, in Beaumont on the city’s southside, where Avondale Utd has a 99-year lease. The club had played in Carrigaline since 1986.
