City Hall has received plans for an ambitious residential development on the north side of Cork City, comprising almost 450 homes. 

Developers Murnane & O'Shea have written to the council seeking a 10-year planning permission for a large-scale residential development at Kilnap in Blackpool. 

The proposed scheme would comprise 441 homes, consisting of 185 houses and 256 apartment and duplex units, in addition to a two-storey creche and a commercial unit.

The 185 planned houses would include 25 four-bedroom semi-detached units, 110 three-bedroom semi-detached/townhouse units, 48 two-bedroom semi-detached/townhouse units and two one-bedroom semi-detached units. 

For the apartments, the developers are proposing 32 three-bedroom units, 135 two-bedroom units and 87 one-bedroom units, which would be provided across 21 buildings spanning up to four storeys in height over basement level. One of these proposed buildings, Block 5, would provide the ground floor commercial unit, the developers said.

Vehicular access to the proposed development would be via existing site entrances from the Old Mallow Road to the west and the Old Whitechurch Road to the southeast of the site, which would serve the creche facility and 29 of the proposed homes. 

Pedestrian access is also proposed to the northeast of the site from the Old Whitechurch Road. The developers added that the scheme would also provide traffic calming and public realm upgrades of an existing laneway to the south of the lands to enhance pedestrian and cycle connectivity from the site to the Old Mallow Road. 

Last year, Taoiseach Micheál Martin turned the sod on 95 social and affordable homes at Kilnap, which were constructed by Murnane & O'Shea Developments. 

Cork City Council is due to decide on the proposed development by August 27, 2026.
