Sand, scenery and serious potential at €450k versatile Ballinskelligs site

Beachfront bargain? Ballinskelligs commercial unit is on the market for €450k

Prime location, versatile zoning, and significant redevelopment potential are the hallmarks of this €450,000 commercial property in an unbeatably scenic corner of Co Kerry, where interest at home and abroad has already been registered.

A substantial 10,000sq ft (930sq m) premises, set on one acre, its Ballinskelligs location offers multiple avenues for investors and developers in a thriving tourist and high-demand residential area.

Built in the 1960s — when planning laws were more relaxed — it’s directly across the road from Ballinskelligs Blue Flag beach, and has generous on-site parking. Extended in 2001 and used as offices and light storage for the past 30 years, it would suit a variety of uses, both commercial and residential. Buyers interested in using it to run a business should know that they will potentially be eligible for business support grants from Údarás na Gaeltachta, as it is in a Gaeltacht area.

The incredibly picturesque nature of its surroundings will pique developer interest. Local demand for housing in Gaeltacht areas is high — only this week, protestors from Gaeltacht areas around the country gathered outside Leinster House to highlight the disproportionate impact the shortage of affordable housing is having on their neighbourhoods.

As the Ballinskelligs property is zoned for mixed-use development, it could be put to commercial or residential use or both (subject to planning permission).

The existing building, vacant for the past year, is connected to public water and wastewater systems, and has three-phase electricity and oil heating with a backup generator. Auctioneer Pauline Sugrue said it could be used for a single business or divided into smaller units, or it could make way for residential development.

“As it’s a mixed-use development, there are lots of options,” the agent said, adding that while it’s new to market, they’ve already had enquiries “from within Ireland and from abroad”, some with a view to commercial use, others residential.
