Enquiries flying in as 10 acres of Shannon lands are on sale for €3.25m

Local developers keen to acquire a site for industrial warehousing are among those looking at €3.25m of development lands, for sale in Shannon, next to one of the country’s largest business parks.

The 4.31ha (10,67a) site, which is relatively flat with good access, adjoins Smithstown Industrial Estate and the Shannon Free Zone (SFZ) East Campus. The surrounding area benefits from a strong multinational presence including Crane Worldwide, Intel, and DHL.

The lands are 3km from Shannon Airport, which has daily flights to the UK and US. The zoning is ‘Light Industry’ which permits industr manufacturing, data centres, distribution, open storage, logistics/transport operating centres, and the treatment and recovery of waste materials.

David McCarthy of Sherry FitzGerald Commercial, joint agent with Shannon-based Sherry FitzGerald O’Donovan, said the site was “ideal for companies or investors looking to develop a large-scale commercial, industrial, or manufacturing operation in an area that’s a proven location for investment, industry, and employment”.

He said they’ve had “active interest from local developers looking to acquire land with a view to developing [an industrial warehouse] in the short to medium term”.

It’s possible that the Shannon Airport Group, which manages the Shannon Free Zone, will examine the site with a view to adding it to its property portfolio. Its 600-acre business park in the SFZ hosts the highest concentration of FDI companies outside of Dublin. Nearby, the M18 motorway offers access to the midwest, with Limerick 20km southeast and Galway 80km north.
