    OLD and interesting, with an attractive red bay window outside and exposed stone walls inside, Shalom at Friars Gate in Kinsale is new to the market, with a guide of €220,000.

    Probably dating from the late 1800s, it’s a four-bed, three-storey mid-terrace house which will require some upgrading and updating.

    Selling agents DNG Creedon say its key attraction is its location within a few minutes’ walk from restaurants, pubs and shops in the centre of Kinsale.

    The asking price will suit a first-time buyer looking for an affordable Kinsale property, while the location could attract someone seeking to buy a holiday home, says auctioneer Shane Finn, who thinks it is also possible that it could be bought as an investment property again.

    It has an open-plan living space on the ground floor which has an exposed stone wall with an original (unused) fire opening at one side. At the front there’s a living area with a stove, and at the rear a kitchenette with timber units.

    One open-tread staircase running alongside the old stone wall leads to the first floor, which has two bedrooms and a bathroom. A second set of stairs leads to the top floor, where there are another two bedrooms, including one en-suite.

    Fitted with single glazing and electric heating, the house has an E2 BER rating which a new owner will want to improve on.VERDICT: A quirky and interesting property with a lot of potential.
